2022<\/strong><\/em><\/span><\/p><ul><li><strong>Activum Real Estate Consulting ha realizado un estudio donde analiza la obra nueva que se est\u00e1 desarrollando en las ciudades a una hora o menos de una hora en AVE de Madrid y Barcelona<\/strong><\/li><\/ul><ul><li><strong>A menos de una hora de Madrid destaca Valladolid (el precio medio de una vivienda de obra nueva de tres dormitorios es 266.918\u20ac), Segovia (247.786\u20ac), Ciudad Real (223.964\u20ac) y Guadalajara (152.730\u20ac)<\/strong><\/li><\/ul><ul><li><strong>A menos de una hora de Barcelona se encuentra Girona (285.243\u20ac de media por una vivienda de 3 dormitorios), Lleida (187.500\u20ac) y Tarragona (225.000\u20ac)<\/strong><\/li><\/ul><p>El teletrabajo puso la atenci\u00f3n sobre la compra de viviendas en zonas de playa y pueblos. Ahora, dos a\u00f1os despu\u00e9s del confinamiento se observa una modalidad de teletrabajo principalmente mixta, que ha incentivado las zonas comunicadas con el tren AVE. Esta es la principal conclusi\u00f3n del estudio realizado por <a href=\"https:\/\/activum.es\/\"><strong>Activum, Real Estate Consulting,<\/strong><\/a> que ha analizado toda la panor\u00e1mica inmobiliaria de las ciudades a menos de una hora en AVE a Madrid y Barcelona.<\/p><p>La ciudad con mayor porcentaje de obra nueva cercana a Madrid en AVE es <strong>Valladolid (con 1.556 viviendas de obra nueva), Segovia (292), Ciudad Real (245) y Guadalajara (135). <\/strong>Cercanas a <strong>Barcelona <\/strong>en AVE, las ciudades que se han visto impulsadas han sido <strong>Tarragona (490 viviendas de obra nueva), Gerona (386) y Lleida (126).<\/strong><\/p><p>Respecto al precio del <strong>metro cuadrado <\/strong>la ciudad m\u00e1s econ\u00f3mica cercana a Madrid es <strong>Guadalajara con una media de 1.252\u20ac. <\/strong>Un precio muy bajo si se compara con las ciudades analizadas cercanas a Barcelona, ya que la m\u00e1s baja es <strong>Lleida con 1.897\u20ac.<\/strong><\/p><p>Sin embargo, <strong>Segovia <\/strong>(ciudad con el precio del metro cuadrado m\u00e1s cara) con <strong>2.113\u20ac el metro cuadrado <\/strong>casi duplica el precio de la m\u00e1s econ\u00f3mica (<strong>Guadalajara con 1.252 \u20ac<\/strong>)<strong>. Girona <\/strong>se posiciona como la ciudad m\u00e1s cara por metro cuadrado de las analizadas con <strong>2.727\u20ac el metro cuadrado<\/strong><strong>.<\/strong><\/p><hr \/><p><!-- [if gte mso
