The latest report by <a href=\"https:\/\/services.hosting.augure.com\/Response\/czKFZ\/%7b638c7038-328e-4cb4-b0ad-85a2dcf2e8c3%7d\">Activum Real Estate Consulting<\/a> has analysed the prices of three-bedroom multi-family dwellings in the city of Madrid (city centre and metropolitan area), as well as the municipalities surrounding the Spanish capital.<\/p><p><strong>Central Madrid: only 3 areas escape the million euro mark<\/strong><\/p><p>The centre of Madrid is positioned as the favourite destination for buying in the Community of Madrid, but it is also the area with the highest prices. Salamanca, Chamart\u00edn and Chamber\u00ed are the districts with the highest prices to buy a 3-bedroom new-build property with \u20ac1,769,612, \u20ac1,705,340 and \u20ac1,415,200, respectively. Chamber\u00ed is followed by Moncloa with \u20ac1,295,000 and the Centro area with \u20ac1,214,500.<\/p><p>Below one million euros are the districts: Arganzuela with 743,647\u20ac, Retiro with 695,000\u20ac and as the cheapest area in the centre, Tetu\u00e1n with an average of 455,000\u20ac.<\/p><p><strong>Metropolitan Madrid: 6 districts exceed 600,000 euros <\/strong><\/p><p>In metropolitan Madrid 6 districts exceed 600,000 euros to buy a new multi-family house with three bedrooms: Moncloa-Aravaca (1,083,000 euros), San Blas (941,000 euros), Fuencarral (831,250 euros), Ciudad Lineal (811,316 euros), Hortaleza (722,650 euros) and Usera (699,000 euros).<\/p><p>With the next area, Villa de Vallecas, there is a considerable drop, and it stands at \u20ac381,000. The following would be: Puente de Vallecas (374,450\u20ac), Barajas (364,500\u20ac), Latina (359,200\u20ac), Vic\u00e1lvaro (313,395\u20ac), Carabanchel (309,574\u20ac) and Villaverde (265,000\u20ac).<\/p><p><strong>The north: la Moraleja the most expensive destination<\/strong><\/p><p>In the northern part of the municipalities, La Moraleja is the most expensive municipality with a big difference with its successors; the average price of a new 3-bedroom property is \u20ac948,000. It is followed by Tres Cantos with \u20ac570,000, Colmenar Viejo (\u20ac379,633), Alcobendas (\u20ac365,750) and San Sebasti\u00e1n de los Reyes with \u20ac317,000.<\/p><p>In the municipalities of the northwest, Las Rozas is the one with the highest price for this type of property with an average of \u20ac534,617. It is followed by El Escorial (\u20ac395,000), Collado Villalba (\u20ac277,400) and the cheapest is Colmenarejo with an average of \u20ac270,000.<\/p><p>The municipalities of the Corredor de Henares are cheaper than the northern area of Madrid. The most expensive municipality is San Fernando de Henares with an average of 352,141 euros. It is followed by: Coslada (305,000\u20ac), Alcal\u00e1 de Henares (269,221\u20ac), Torrej\u00f3n de Ardoz (232,120\u20ac), Villalbilla Area (225,725\u20ac), Loeches Area (224,059\u20ac), Meco Area (215,00\u20ac) and Mejorada del Campo (155,000\u20ac).<\/p><p><strong>The south: big differences with the north<\/strong><\/p><p>In the south, the most expensive municipality, with a big difference with respect to the winner in the north, would be Getafe with 367,422\u20ac, Legan\u00e9s with 353,900\u20ac and Valdemoro with 246,394\u20ac.<\/p><p>In the southeast is Rivas.
