En cuanto a la oferta de <strong>segunda mano<\/strong>, la oferta desciende en un 48%, de 11.000 en oferta en enero de 2021 a <strong>5.644 ofertadas en la actualidad<\/strong>. As\u00ed lo ha analizado la consultora inmobiliaria <a href=\"https:\/\/activum.es\/\"><strong>Activum Real Estate Consulting<\/strong><\/a> en su \u00faltimo estudio sobre el panorama inmobiliario en Alicante.<\/p>\n<p>A pesar de esta significativa bajada de oferta, <strong>hay una fuerte demanda<\/strong>, ya que comparando el primer cuatrimestre del 2021 y 2023, el crecimiento de las compraventas de obra nueva ha sido del 34% y de la segunda mano m\u00e1s del 69%.<\/p>\n<p><strong>Obra nueva Vs segunda mano: diferencias de precios<\/strong><\/p>\n<p>Alicante ciudad, el precio medio del metro cuadrado de obra nueva es de 2.773\u20ac y de segunda mano 1.968\u20ac, un 29% m\u00e1s econ\u00f3mico la segunda mano. El barrio de Benal\u00faa tiene una diferencia de 41% con 2.650\u20ac\/m<sup>2<\/sup> en obra nueva y 1.560\u20ac\/m<sup>2<\/sup> en segunda mano. Si nos centramos en la zona de Cabo de las Huertas, es la que mayor diferencia presenta con un 48% con un precio de la obra nueva de 4.878,05\u20ac frente a la segunda mano con 2.559\u20ac. La Florida, el precio medio del m<sup>2<\/sup>de obra nueva es de 1.669,72\u20ac y de segunda mano 1.425\u20ac solo un 15% m\u00e1s barato. En el Pau 1 la diferencia es del 38% con 2.573\u20ac\/m<sup>2<\/sup> y 1.588\u20ac\/m<sup>2<\/sup>. Vistahermosa es el \u00e1rea con menor diferencia entre el precio medio de m<sup>2<\/sup> de obra nueva y segunda mano; solo un 6% m\u00e1s econ\u00f3mico el precio medio m<sup>2<\/sup> de segunda mano a 2.030\u20ac y el de obra nueva a 2.151,66\u20ac.<\/p>\n<p>El Campello cuenta con una diferencia del 42% entre el precio medio del m<sup>2<\/sup> de obra nueva a 3.647\u20ac y el de segunda mano a 2.125\u20ac. En Mutxamel hay una diferencia del 29% entre la obra nueva y la segunda mano con 2.046\u20ac\/m<sup>2<\/sup> y 1.445\u20ac\/m2, respectivamente. En San Vicente del Raspeig el 19% con 1.702\u20ac\/m<sup>2<\/sup> y 1.386\u20ac\/m<sup>2<\/sup>, respectivamente.
