Housing developments over the last 5 years: new trends in residential design

Noticias / Housing developments over the last 5 years: new trends in residential design

In the last five years, the real estate market landscape in Spain has undergone a remarkable transformation. Cities such as Madrid, Barcelona, Malaga and Valencia have witnessed a change in buyers' preferences and lifestyles, especially after the pandemic. At Activum Real Estate, we have analysed these trends to better understand the future of housing in our country. Below, we present the keys to this evolution.

Space Optimisation and Layout Changes

One of the most prominent trends has been the optimisation of space in housing, especially in cities such as Madrid. Here, the average size of homes has decreased by 23%, driving the popularity of open or semi-open kitchens and spacious terraces. These elements not only maximise the use of available space, but also encourage social interaction and effectively connect indoor spaces with the outdoors.

The pandemic has also played a crucial role in redefining homes. Layouts have now adapted to meet the demand for multifunctional and flexible spaces. For example, master bedrooms have increased in size by 25%, making them more comfortable and versatile environments. In addition, the inclusion of offices or second bedrooms for telecommuting has become a common feature in many developments, reflecting the growing importance of being able to work from home.

Another layout innovation is through-halls, designed to improve ventilation and natural light into the home. This concept not only optimises space, but also offers a sense of spaciousness and connectivity between the different areas of the home, a feature increasingly valued by modern buyers.

Comparison of Surface Areas in Two-Bedroom Houses

If we compare the dimensions of two-bedroom dwellings in Madrid, Barcelona, Malaga and Valencia, we observe a trend towards similar layouts and standardised surfaces between the different rooms. In these cities, the main and secondary bedrooms present slight variations, but in general they maintain a homogeneity that responds to modern standards of comfort and functionality.

One of the most prominent features in these designs is the prevalence of integrated living, kitchen and dining spaces, ranging in size from 21 to 24 m². This open, contemporary approach has been key to optimising space and enhancing the urban living experience.

On the other hand, terraces have gained prominence in new residential designs, offering an outdoor space that adds value and improves the quality of life for residents. Although sizes vary from city to city, all developments include terraces, which have become a fundamental element in today's urban living.

Common Areas: An added value

In new residential developments, common areas have come to play a crucial role. These spaces are not only designed for leisure and socialising, but also promote an active and healthy lifestyle. Gyms, pool areas, solariums and coworking rooms have become common amenities that not only improve the quality of life for residents, but also reinforce the sense of community in the neighbourhoods.

The future of the real estate market in Spain will be marked by an increasing focus on sustainability and energy efficiency. The integration of eco-efficient technologies is anticipated that will not only reduce environmental impact, but also optimise supply costs for residents.

Tomorrow's homes will continue to evolve to be flexible and adaptive, ready to meet the changing needs of buyers in an increasingly dynamic environment. From optimising space to integrating common amenities that promote an active and collaborative lifestyle, new developments are setting a new standard in residential design and quality of life.
