Madrid and Barcelona account for 77% of the housing supply in Spain.

  • Current demographic, economic and social trends are driving the use of "Living" real estate.

In recent years, the trend of co-living real estate projects has been gaining ground in Spain, offering an attractive alternative for those seeking a more social and flexible lifestyle. The real estate consultancy Activum Real Estate Consulting has analysed the different types of living that are currently being developed in Spain:

 

The Senior Living is a construction model aimed at people over the age of 65 who wish to live independently. It includes different options such as Cohousing, where common areas are shared in a cooperative, Coliving, which combines work and living spaces on a temporary basis, and Resort, a premium model located in coastal areas. On the other hand, Co-Living is an increasingly popular way of living among young people, as it allows them to save on housing costs and enjoy a dynamic community. There are also other models such as the Build to RentThe new building, in which flats are being built for long-term rent, and the Flex Livingwhich adapts to current demands with different urban, sub-urban and holiday typologies. The Student Residence Halls have also evolved to offer modern services in renovated facilities.

Percentage coverage of "Livings" by province

Currently, there is a total offer of 44 housing developments at national level, more than 5,600 dwellings throughout Spain. Madrid concentrates 52% of this offer, followed by Barcelona with 25%. Madrid province has 16 developments, only 2 of which are located in the city of Madrid, while Barcelona province has 14 developments, only 3 of which are located in the city of Barcelona. These cities are followed by the Valencian Community, with a total of 5 developments, 3 of which are in Valencia province and the other two are in Alicante province.

Average monthly price "2-bedroom living room" by province

The province of Malaga stands out for having the highest average monthly price for a two-bedroom living room, €2,375. Barcelona province follows with €1,588 per month for the same type of living room. In third place is Valencia province with an average monthly price of €1,400. On the other hand, Madrid province is in fifth place with an average price for a 2-bedroom living room of €1,154 per month.

Carmen Martínez, corporate commercial director of Activum Real Estate Consulting, states that: "The interest in the living sector in the national real estate market has started to increase over the past two years, especially by investors and operators. They have been able to listen to the market and create products adapted to a society in constant change. It is clearly noticeable that the supply of apartments is focused on large Spanish cities or close to them, where the profile of the tenant is younger, with a more open mind when it comes to changing jobs and cities. They are looking for comfort and the added value of living spaces where they can enjoy premium spaces and services".
