The real estate consultancy Activum Real Estate Consulting has analysed in its latest study all the details of new-build homes in Valencia and its metropolitan area, including the average prices of three-bedroom homes.
How much does a three-bedroom property in Valencia cost? It can be twice as much depending on the area
At Valencia citythe average price of a newly built three-bedroom house is 278.143€. This amount may vary depending on the area of the city where the property is located. The neighbourhood with the highest price is Ciutat Vella with 435.000€. on average for a three-bedroom property, the price per square metre here is €3,866. In second position is Algirós, with 429.000€. on average for a three-bedroom property at €3,250 per square metre.
Within the city, the Jesus Quarter is the cheapest with an average of 213.875€, the price per square metre is also the cheapest with 1,944 on average. Very close to this average is the second cheapest, Rascanya, with an average of 213.875€.
Outside the capital, Rocafort has the highest price with an average price of 293,450€ for a 3-bedroom property, the price of the square metre in this area is 2.445€.
Of the cheaper areas, there are cheaper areas, Manises is the area with the lowest price, with 150.500€ on average for a three-bedroom property and an average per square metre of €1,433. This is followed by Quart de Poblet with 150.509€. on average for a three-bedroom property. However, the average per square metre is higher than the first place area (Manises) at €1,881. In third position of the most economical areas we have Paterna with 156.450€. on average for a three-bedroom house and €1,233 per square metre.
