Madrid, specifically the area inside the M30, has a total supply of new construction of 1,411 dwellings. Compared to 2021, the supply of new buildings has fallen by 56.23% this year.The new-build developments are not the same, as those analysed in 2021 are practically sold out and there is no stock left. This has been analysed by the real estate consultancy firm Activum Real Estate Consulting in its latest study on all issues relating to new construction in the centre of Madrid by comparing it with data collected in December 2021.

Depending on the nearest metro stop, the area of Pirámides is the area with the largest offer of new-build homes, with a total of 447. It is followed by the Alfonso XIII stop area with 217 new-build homes, and Guzmán el Bueno with 90 homes. On the other hand, the areas with the fewest new-build homes on offer are those of the Sevilla stop, with 6 homes, Alonso Martínez with 7 and Pacífico with 8.

Average price per square metre of new housing depending on the nearest metro stop

Of this current offer, the city of Madrid (within the M30), has with an average price for a new-build two-bedroom property of €693,288 and for a three-bedroom property of €1,104,148.

Also, the metro stop Alonso Martínez stands out for having the most expensive new-build properties at €12,960.53 per square metre. Compared to the data for new housing in 2021, the area has seen a rise of almost 15.80% in the price of new housing in 2021.2. Lista metro stop is the second highest priced stop per square metre at €11,409, experiencing a price increase per square metre of 31.44% compared to 2021.

The metro stop with the lowest price is La Ventilla at €3,760.33 per square metre. and has only experienced an increase of 4.42% per square metre compared to 2021. This is the area with the cheapest supply of new-build homes in both cases.

For one year, the supply of new developments has decreased to the present, where there are only 25 developments. The Alfonso XIII area is the area with the highest number of developments in 2022, with double the number of developments compared to the previous year. It is followed by the Goya area with 3 developments, with the same number as in 2021.
