The price of a newly-built property in the Madrid Region depends to a large extent on the price of the area of Madrid chosen as a purchase destination. The latest report by Activum Real Estate Consulting has analysed the prices of three-bedroom multi-family dwellings in the city of Madrid (city centre and metropolitan area), as well as the municipalities surrounding the Spanish capital.
Central Madrid: only 3 areas escape the million euro mark
The centre of Madrid is positioned as the favourite destination for buying in the Community of Madrid, but it is also the area with the highest prices. Salamanca, Chamartín and Chamberí are the districts with the highest prices to buy a 3-bedroom new-build property with €1,769,612, €1,705,340 and €1,415,200, respectively. Chamberí is followed by Moncloa with €1,295,000 and the Centro area with €1,214,500.
Below one million euros are the districts: Arganzuela with 743,647€, Retiro with 695,000€ and as the cheapest area in the centre, Tetuán with an average of 455,000€.
Metropolitan Madrid: 6 districts exceed 600,000 euros
In metropolitan Madrid 6 districts exceed 600,000 euros to buy a new multi-family house with three bedrooms: Moncloa-Aravaca (1,083,000 euros), San Blas (941,000 euros), Fuencarral (831,250 euros), Ciudad Lineal (811,316 euros), Hortaleza (722,650 euros) and Usera (699,000 euros).
With the next area, Villa de Vallecas, there is a considerable drop, and it stands at €381,000. The following would be: Puente de Vallecas (374,450€), Barajas (364,500€), Latina (359,200€), Vicálvaro (313,395€), Carabanchel (309,574€) and Villaverde (265,000€).
The north: la Moraleja the most expensive destination
In the northern part of the municipalities, La Moraleja is the most expensive municipality with a big difference with its successors; the average price of a new 3-bedroom property is €948,000. It is followed by Tres Cantos with €570,000, Colmenar Viejo (€379,633), Alcobendas (€365,750) and San Sebastián de los Reyes with €317,000.
In the municipalities of the northwest, Las Rozas is the one with the highest price for this type of property with an average of €534,617. It is followed by El Escorial (€395,000), Collado Villalba (€277,400) and the cheapest is Colmenarejo with an average of €270,000.
The municipalities of the Corredor de Henares are cheaper than the northern area of Madrid. The most expensive municipality is San Fernando de Henares with an average of 352,141 euros. It is followed by: Coslada (305,000€), Alcalá de Henares (269,221€), Torrejón de Ardoz (232,120€), Villalbilla Area (225,725€), Loeches Area (224,059€), Meco Area (215,00€) and Mejorada del Campo (155,000€).
The south: big differences with the north
In the south, the most expensive municipality, with a big difference with respect to the winner in the north, would be Getafe with 367,422€, Leganés with 353,900€ and Valdemoro with 246,394€.
In the southeast is Rivas. Vaciamadrid with 332,546€ and Arganda del Rey with 219,769€.
The southwest area has the lowest prices in the whole of the Madrid region with an average of 189,725€ for a 3-bedroom multi-family property and 162,938€ in La Dehesa-El Pinar.
