The Andalusian capitals concentrate more than 11,000 new-build homes for sale

More and more developers are investing in new construction projects in Andalusian capitals, this is one of the main conclusions of the study carried out by the Andalusian Association for the Development of New Construction Projects (ADEX). Activum, consultancy real estate, which has analysed the current supply of new construction in the capitals of Andalusia, with a special focus on the city of Seville and its leading locations. This study states that Seville and Malaga currently lead the way in the supply of new buildings for sale, which currently exceeds 6,000 homes between the two cities.

Currently, Malaga is the leading city in terms of the number of properties for sale, with a total of 3,173 new-build properties for sale, followed by Seville, with a total of 3,173 properties for sale.

3.115. With regard to the rest of the Andalusian capitals, Cordoba has 1,553 dwellings, followed by Granada with 1,466 dwellings, Almeria with 933 dwellings, Huelva with 806 dwellings and Jaen with 110 dwellings.

These homes are being developed by different developers. Specifically, and with the largest market share in the Andalusian capitals, Aedas Homes stands out with a 17% market share, followed by Aelca with 14%, and Metrovacesa, Vía Célere and Habitat Inmobiliaria with 13%, 12% and 11% respectively.

Seville concentrates investment in new construction

Currently, 3,115 homes are being developed in the city of Seville. In this city, the developers with the largest market share are ASG Homes, with 19%, followed by Metrovacesa with 17% and Habitat Inmobiliaria with 15%.

With more than 1,000 properties, Sevilla Este is positioned as the area with the largest off-plan sales offer, representing 37% of the total number of properties in the city of Seville. It is followed by the area of Palmas Altas with 12% and Hacienda del Rosario with 8%: In terms of average price, this is 317,818€ for 115 square metres. These results place the price per square metre in this city at €2,773, with San Vicente being the neighbourhood with the highest sale prices - €4,904 -, followed by Ramón Carande - €4,320 - and Encarnación Las Setas - €4,105 -. On the other hand, the neighbourhoods with the lowest sale prices are Emilio Lemos - 1.687€ - and Santa Aurelia - 1.361€ -.
