Activum Real Estate Consultingthe real estate consultancy firm, has analysed in its latest study the data on housing on the coast of the province of Huelva, where it has a long track record. The consultancy firm has extracted the price differences between buying a new or second-hand property in the area, and has defined the profile of the buyer.

New construction on the coast of Huelva: more than 496 homes distributed between Ayamonte, Isla Cristina, El Rompido, El Portil and Punta Umbría.

The average price of a new-build 3-bedroom property in these areas is 277,571 with an average size of 160 m².. Ayamonte is the big winner: in this municipality, 65% of the total new housing is being developed.

On the coast of Huelva there are more than 2,308 second-hand homes on offer

In terms of volume of second-hand three-room flats between 140 and 180 m², the distribution is more equitable. However, it is still Ayamonte the area with the largest housing supply, accounting for the 46% of the total. It happens to him El Portil, with a 17% of the total. The following territories represent a more similar percentage between them.

Two- and three-bedroom homes, the most offered

At the moment, more than 800 two-bedroom homes for sale and the same is true for three-bedroom apartments. From four or more bedrooms there is a stock of more than 400 dwellings, while the supply is lower in the case of one-bedroom dwellings, with a total of 125.

Second hand: the average price for a property with the same characteristics is 237,688€.

237.688€ is the average price of dwellings in 3 bedrooms between 140 m² and 180 m² in all coastal areas. In this type of housing, Mazagón has the highest prices with 421.250€ on average, followed by el Rompido, with 291,500€. The cheapest prices are Isla Cristina, with €179,142.

Who buys on the coast of Huelva?

Activum markets in the coast of Huelva for more than 10 years. Thanks to this experience, it has been defined that the profile of the people who buy homes in the area is mainly people from between 35 and 50 years old. The 50% has an average annual/household income of 60,000 per year, the 20% up to €60,000 and the 30% between €40,000 and €60,000. The 70% acquires these dwellings as a second home and comes mainly from Seville and Extremaduraalthough a 15% comes from Madrid and a 5% from Portugal.
