Market Analysis of Build to Rent in Spain

We have carried out an analysis of the Build to Rent (BTR) market in Spain. This study provides a comprehensive snapshot of the current BTR landscape, highlighting trends, key players and average prices.

The BTR market in Spain has reached a new milestone with more than 11,000 dwellings available, 27% more than in 2022demonstrating the growing demand for this type of housing in the country.

Our analysis highlights the distribution of the main players in the BTR market in Spain, including names such as:

BTR distribution in Spain

Madrid leads the market with 5,859 dwellings, representing an impressive 46% of the total available dwellings, an increase of 115% over 2022. Locations such as Torrejón de Ardoz also show notable growth, with over 10% of the total BTR supply.

Andalucía has seen an impressive increase from 200 homes in 2022 to 1,775 today. Some 49% of these are concentrated in Málaga, while Seville accounts for 26% of BTR's supply, reflecting the region's attractiveness to investors and developers.

Valencian Community The number of BTR homes in the region has increased by a solid 46% since 2022, with more than 1,400 BTR homes being marketed. Supply is spread across 57% in Valencia and 17% in Alicante, reflecting sustained demand in the region.

Catalonia, although it has fallen to fourth place in number of BTR dwellings with a decrease of 30%, it is still a major force with 1,123 dwellings available. Barcelona continues to lead the BTR market in Catalonia, with 23% of the total number of homes available, followed by Tarragona with 13%, while Badalona and Sants-Montjuic exceed 10%.

Price Evolution for 1, 2 and 3 Bedrooms

When analysing house price developments over the period 2022 to 2024, mixed trends can be observed:

  • Madrid:
    • 1 bedroom: €1,100 in 2024 (increase of 34%).
    • 2 bedrooms: €1,166 in 2024 (increase of 12%).
    • 3 bedrooms: €1,478 in 2024 (22% increase).
  • Andalucía:
    • 2 bedrooms: 926€ in 2024 (decrease from 23%).
    • 3 bedrooms: €1,000 in 2024 (decrease from 20%).
  • Valencian Community:
    • 1 bedroom: €1,005 in 2024 (increase of 16%).
    • 2 bedrooms: €1,100 in 2024 (increase of 20%).
    • 3 bedrooms: €1,300 in 2024 (increase of 28%).
  • Catalonia:
    • 1 bedroom: €935 in 2024 (decrease of 3%).
    • 2 bedrooms: €1,239 in 2024 (decrease of 15%).
    • 3 bedrooms: €1,495 in 2024 (decrease of 10%).
