- Hospitalet de Llobregat has become the star neighbouring municipality, with more than 500 homes on offer, with an average price of 355,900€ for a three-bedroom property.
The real estate sector in Barcelona and its metropolitan area has a supply of more than 3,700 new-build homes. In the city of Barcelona alone, more than 1,800 homes are on the market, and in neighbouring municipalities such as Hospitalet de Llobregat, Badalona, Sant Adriá, San Cugat del Vallès, Cornellà de Llobregat, Sant Joan Despí and Esplugues de Llobregat, there are more than 1,900 new-build homes for sale. This has been analysed by the real estate consultancy firm Activum Real Estate Consulting in its latest study on new-build housing in Metropolitan Barcelona.
Top 10 developers in Barcelona city and metropolitan area
The top 10 developers with the highest market share in these areas are Culmia which accounts for the largest number of dwellings, with a market share of 24%, followed by AQ Acentor (20%), Aedas Homes (14%), La Llave de Oro (11%), Stoneweg Living (9%), Neinor Homes (5%), Darya Homes (5%), Aelca (4%), Diagonal
Mar Tower (4%).
These major developers have 60% of the market share.

San Martí and Sants-Montjuic lead in terms of available supply
In Barcelona, the average price of new construction stands at €4,814/m2. uA new-build three-bedroom property has an average price of €631,567.
This amount may vary depending on the area of the city where the property is located. The neighbourhood with the highest price is Sarrià - Sant Gervasi with 1.282.500€ on average for a three-bedroom property, the price per square metre here is €8,844. In second position is Eixample, with €839,500 on average for a three-bedroom property at €7,546 per square metre.
The neighbourhoods with the greatest offer of housing, are Sant Martí with an average price of 501.090€ for a 3-bedroom property. y Sants Montjuic reaching an average price of 439,800€. for a dwelling of the same type.

Hospitalet de Llobregat concentrates the largest offer in the metropolitan area of Barcelona
Hospitalet de Llobregat concentrates 30% of the supply of new-build housing in the metropolitan area of Barcelona, with a total of 520 homes. Badalona has 442 homes on offer, followed by Sant Adriá and San Cugat del Vallès, which have around 300 homes for sale. Esplugues de Llobregat and San Joan Despí have less than 100 new-build homes for sale, with 62 and 92 homes respectively.

With regard to the cost of these buildings, within In Barcelona Metropolitana, there are cheaper municipalities, Sant Adriá is the area with the lowest price, 276,100€. on average for a three-bedroom property. This is followed by Cornellà de LLobregat with an average of €326,400 for a three-bedroom property.
The municipality with the highest price is Esplugas de Llobregat with an average of 625,700€. for a three-bedroom property, followed by San Cugat del Vallès with an average of €533,250. The municipalities of Hospitalet de Llobregat and Badalona have similar prices with an average of €355,000 for a 3-bedroom property.
