Cities connected by AVE: a cheaper option for living near Madrid or Barcelona

- Activum Real Estate Consulting has carried out a study to analyse the new building work being developed in cities one hour or less by high speed train from Madrid and Barcelona.
- Less than an hour from Madrid, Valladolid (the average price of a new three-bedroom house is 266,918€), Segovia (247,786€), Ciudad Real (223,964€) and Guadalajara (152,730€) stand out.
- Less than an hour from Barcelona are Girona (285,243 euros on average for a 3-bedroom property), Lleida (187,500 euros) and Tarragona (225,000 euros).
Telework drew attention to the purchase of housing in beach areas and towns. Now, two years after the confinement, a mainly mixed teleworking pattern is observed, which has encouraged areas served by the AVE train. This is the main conclusion of the study carried out by Activum, Real Estate Consulting, which has analysed the entire real estate panorama of the cities less than an hour away from Madrid and Barcelona by AVE high-speed train.
The city with the highest percentage of new construction close to Madrid in AVE is Valladolid (with 1,556 new homes), Segovia (292), Ciudad Real (245) and Guadalajara (135). Close to Barcelona in AVE, the cities that have been boosted have been Tarragona (490 new homes), Gerona (386) and Lleida (126).
Regarding the price of the square metre the cheapest city near Madrid is Guadalajara with an average of €1,252. A very low price if compared to the cities analysed near Barcelona, as the lowest is Lleida with €1,897.
However, Segovia (city with the most expensive price per square metre) with 2,113 per square metre almost double the price of the cheapest (Guadalajara with 1.252 €.). Girona is positioned as the most expensive city per square metre of the cities analysed with 2,727 per square metre.

Prices less than an hour from Barcelona Sants
The average price of a three-bedroom new build property in Girona is 2.85.243€ at Lleida 187.500€. and in Tarragona is €225,000. But in order to make real budget calculations, one must take into account the price of the travel and these can vary between €215 and €295 depending on the area.

Prices one hour or less from Atocha or Chamartín
Half an hour from Atocha with a 10-trip season ticket for less than 120€ new-build homes can be found with an average price of 152,730 in Guadalajara. This is the most favourable location of all the cities analysed. Less than half an hour from Atocha we also have Segovia with an average of €247,786 for a 3-bedroom property, in this city the price of the season ticket is 167€.

Promoters, who is promoting in these types of cities close to the big cities?
These homes are being developed by different developers. Specifically, and with the largest market share, the presence of the following stands out Kronos Homes with a major promotion of 318 homes in Tarragona, this promoter is followed by Via Célere Desarrollos Inmobiliarios with 4 promotions in Valladolid of 289 dwellings between the four promotions
