Valencia and its metropolitan area offer more than 4,800 new-build homes for sale

- The city of Valencia has more than 3,500 new-build homes for sale with an average price of 143€ for a three-bedroom property.
- Metropolitan areas such as Mislata, Torrent, Quart de Poblet or La Pobla de Vallbona offer a stock of more than 220 homes with an average price of 221,195€.
The real estate sector in Valencia continues to expand. In the city alone, more than 3,500 properties are on the market, but if we take into account dormitory towns such as Mislata, Torrent, Quart de Poblet and La Pobla de Vallbona, there are more than 4,800 new-build properties for sale. This has been analysed by the real estate consultancy firm Activum Real Estate Consulting in its latest study on new-build housing in Valencia.
The price of a new building in Valencia city can double depending on the area.
In Valencia city, the average price of a new-build property with three bedrooms is €278,143. This amount can vary depending on the area of the city where the property is located. The neighbourhood with the highest price is Ciutat Vella with an average of €435,000 for a three-bedroom property, the price per square metre here is €3,866. In second position is Algirós, with an average price of €429,000 for a three-bedroom property at €3,250 per square metre.
Outside the capital, there are cheaper areas, Manises is the area with the lowest price, with an average of 150,500€ for a three-bedroom property and an average price per square metre of 1,433€. This is followed by Quart de Poblet with an average of €150,509 for a three-bedroom property. However, the average square metre is higher than the one in first position (Manises) at €1,881. In third position of the cheapest areas is Paterna with an average of €156,450 for a three-bedroom property and €1,233 per square metre.

Top 15 developments in Valencia account for 93% of market share
As for developments in Valencia, according to Activum Real Estate Consulting, 33 developers have already committed to the Valencian area, with 15 of them holding 93% of the market share, which translates into 4,497 properties. Among the 15 main developers, Neinor Homes has the largest number of properties, with a market share of 22%, followed by Aedas Homes (17%), Vía Célere (15%), AQ Acentor (8%), Momentum Reim (5%), Kronos Homes (5%), Prygesa Pryconsa (5%), Grupo Ática (4%),
Urbania Developer (4%), Habitat (3%), Metrovacesa (2%), Aelca (2%), and Valgesco (1%).
