This is according to the latest report by Activum Real Estate Consulting, which analyses the comparative offer of new construction in the metropolitan area of Barcelona in 2021 and today. Currently in Barcelona, the Eixample has been the most exclusive area for new developments, with an average price per square metre of €8,070, which represents an increase of 15% compared to December 2021 (€6,987/m2). Behind is the Sarrià-Sant Gervasi neighbourhood, with a price of €7,138 per square metre, followed by the areas of Gràcia and Sant Martí, which, with little variation compared to 2021, have yielded an average value per square metre of €6,208 and €5,097 respectively. Next, and below €4,000 per square metre in new construction, are the neighbourhoods of Horta Guinardó (€4,885/m2 in 2022) and Ciutat Vella (€4,762/m2). The Barcelona neighbourhoods with the lowest prices for new-build properties are Sants-Montjuïc (3,787€/m2) and Sant Andreu (3,991€/m2).
