Currently in Barcelona, the Eixample has been the most exclusive area for new developments, with an average price per square metre of €8,070, which represents an increase of 15% compared to December 2021 (€6,987/m2). Behind is the Sarrià-Sant Gervasi neighbourhood, with a price of €7,138 per square metre, followed by the areas of Gràcia and Sant Martí, which, with little variation compared to 2021, have yielded an average value per square metre of €6,208 and €5,097 respectively. Next, and below €4,000 per square metre in new construction, are the neighbourhoods of Horta Guinardó (€4,885/m2 in 2022) and Ciutat Vella (€4,762/m2).
